Walnut Creek Neighborhoods
As a growing city with a population of around 75,000 people and with homes constructed from before 1940 right up until the present day, it is not surprising that the neighborhoods in Walnut Creek are many and varied.
Perhaps the easiest way to get an understanding of the various neighborhoods is to divide the city into a number of separate areas as follows:
South Walnut Creek
South-East Walnut Creek to be more precise. Primarily the neighborhoods in zip code 94596 that are south of the city including the streets around San Miguel Drive down to the Alamo border. This includes desirable Walnut Heights and Rudgear Estates. Many would say that this would be the preferred are to live in Walnut Creek. People living in zip code 94596 are mostly within the Walnut Creek School District which is generally considered to be a good thing.
East Side Walnut Creek
This would be the area with main access via Ygnacio Valley Road and Treat Boulevard. Mostly more recently built homes than those in South Walnut Creek and with numerous condominium developments as well as single family homes. Ygnacio Valley Road and Treat Boulevard can be challenging at commute times, particularly for those living a fair distance from downtown. The area is served by the Mount Diablo School Districy which includes the highly regarded Northgate schools.
West Side Walnut Creek
This is the part of Walnut Creek that is bordered by Highway 680, Pleasant Hill, Alamo and Lafayette. Some of the oldest homes in the area can be found on the West Side, which includes the characterful Saranap neighborhood. There are many smaller homes here, mostly single family detached but many have been remodeled to a high standard. Most homes here fall into the Walnut Creek or Mount Diablo School Districts and a few fall into the top quality Acalanes (Lafayette) School District.
Central Walnut Creek
Yes, you can live downtown. Walnut Creek has a surprising number of small (sometimes tiny) single family homes within walking distance of downtown and there are numerous condominium developments, mostly clustered around the BART stations. It should be noted that more recently, there has been a trend towards building more upscale condominium developments in Walnut Creek and notable examples are Iron Horse Lofts, 555YVR and The Mercer. This really is city living with a high appeal to hip urbanites.
Wherever you decide to make your home, there is little doubt that all of the Walnut Creek neighborhoods are very desirable. Your choice will most likely be determined mostly by educational and commuting needs and also by your budget, although the latter is likely to realte more to the size and type of home you buy rather than the neighborhood.
